The home

It’s what you don’t see that can cause the most damage.  

Take termites, for example. They were almost the downfall of this classic 1980s ranch-style home in Chandler, Arizona, a popular suburb of Phoenix. Maybe a not-so-fun fact if you’re a homeowner here, but there are approximately three to five colonies of subterranean termites per acre of land in Arizona, each with an average of 100,000 termites per colony. Can I get a collective “Ewwwww!!!” 😧

Demo day

That was just one problem we found after purchasing this 3-bedroom/2-bath, 1,440-square-foot home. After repairing and replacing the significant damage caused from years of untreated feasting by termites, we had a punch list of 84 inspection report deficiency items to fix or replace, including 15 safety issue concerns and five deficiencies requiring further evaluation. (That’s why a home inspection report is so important when buying a home. 😉)

Major repairs needed

Altered roof trusses were found in the attic which were pressing down into the drywall in the home’s interior. This caused numerous cracks and bulging in the drywall at approximately 24-inch intervals in most of the rooms.  

The home’s original tile roof underlayment had curled and dried out, so it had to be replaced. As a result of delayed maintenance in other areas, the home had extensive moisture damage and mold in several areas, including under the kitchen sink, which had to be completely replaced. There was also excessive cracking in the home’s interior and exterior stucco. 

Final touches

After replacing and/or repairing all the big-ticket items in the inspection report, we gave the home a much-needed cosmetic upgrade to attract new buyers. 

  • All-new cabinets and countertops installed throughout home  
  • All-new flooring and carpeting  
  • New fans, lighting fixtures and paint 
  • New showers installed in both bathrooms  
  • New garage door opener
