The home

When we purchased this 4,804 square-foot tri-level treasure, we knew it was a diamond in the rough with great potential for someone’s new forever home. Built in 1974 and sitting on almost a half-acre, it boasts five bedrooms (including two primary suites), two living rooms (one with a fireplace), three baths and had a partially finished basement.  

The home had good bones and was structurally sound, so we built on that foundation to bring it out of a 70’s funk with a fresh and fabulous home renovation. 

Demo day

Working from the ground up, we started this home renovation in the basement. We removed old paneling that had been damaged by termites and replaced it with drywall in the basement’s living area. To create a more open, efficient space, we moved plumbing for the wet bar into a new wall built out between the hall bath and unfinished mechanical/laundry room, boxed in the support pole and closed gaps in the ceiling. 

Throughout the home’s interior, we stripped off wall coverings, and tore out old, outdated intercoms and built-in speakers, wall plates, light fixtures, and door and window hardware. After repairing the drywall, the entire interior was repainted and new, modern finishes installed, including new carpeting and laminate floor tile. 

The kitchen needed all new cabinets. We also removed the faux beams and refinished the ceiling, making the heart of the home beat a little brighter. 

Home Renovation Pro Tip: With no need to replace the tubs/showers in the two full baths, they were resurfaced to look like new. If you’re looking to update your bathroom, consider resurfacing v. replacing tubs, showers and sinks to save major time and money.

Final touches

To enhance the home’s curb appeal, the entire exterior was power washed, including the roof (which had been replaced earlier). Where needed, boards were replaced on the beautiful wood deck off the home’s main level, which also got a fresh coat of paint along with the shutters, front door and other trim. New coach lights were also added at the front door.  

Gutters were cleared out and landscaping spruced up with the removal of overgrown brush and trees. Fresh mulch was added to flower beds in front of the home to welcome prospective buyers. 

Reno results

Acquisition Price:  $270,625 

Sales Price:  $360,000 

Reno Spend: $53,204  

Days in Reno:  52 (completed ahead of schedule)
