RENO DONE RIGHT: Turning a Georgia pit into a peach.

In this special blog series, we’ll give you a glance at some incredible before-and-after stories on how we’ve taken some of the homes we buy from stinker to stunner.

The home

Built in 1989, this 1,239 square foot, ranch-style home on a half-acre plus in Auburn, Georgia was in dire need of some serious TLC.  

Top to bottom and inside out, there were some seriously significant repairs to tackle in transforming this three-bedroom, two-bath house into a loveable and livable home again. The original 34-year-old HVAC system had to be replaced, which involved relocating the electrical power supply to it, ductwork repairs and the replacement of all vents. There were plenty of plumbing problems to update, as well.

Outside, there were grading issues to improve drainage around the home’s foundation. The tiled front porch needed repairs and a new slab was poured for the back porch. A firepit area in the backyard and non-compliant “covered” wood decking also had to be removed. 

That’s just for starters.

Demo day

Due to water damage, all the siding on the exterior of the home was removed and wrapped it all in new Hardie Plank Siding and a fresh coat of exterior paint. All the windows, trim, the old front porch pillars resembling the leaning towers of Pisa, shutters, gutters and all three exterior doors were also replaced. 

While just 5-10 years old and not ready to be replaced, the roof did require work, too. Rust damage around the chimney cap and boots was replaced. Flashing needed to be fixed before giving everything a thorough chemical clean.  There was no vapor barrier and improper venting in the attic that needed to be corrected. Additional insulation was also needed, which was blown in. 

Meanwhile, inside improvements needed included the repair of all subfloors and installation of all new flooring throughout the home. The drywall in all rooms was repaired to cover and update the kaleidoscope of colors left behind.

In the kitchen and baths, all the cabinets and vanities were repaired, painted and upgraded with new hardware, including granite countertops in the eat-in kitchen. A low wall and counter separating the kitchen from the hallway near the rear door was also removed to create a more modern, spacious kitchen area with easier access to the backyard.

Final touches

  • Brand new HVAC
