At Offerpad, we work each day to make buying and selling a home easier for everyone! That’s our mission – to provide the best way to buy and sell a home. There are countless ways that our custom home selling solutions make home selling easier, more convenient and more certain, depending on your goals as a home seller. Offerpad is here to help you have the kind of home selling experience YOU want and to provide better alternatives to the parts you’d love to avoid.
These are the top 5 things you can skip by choosing to sell to Offerpad.
1. No Home Showings
In feedback from Offerpad cash sale customers, we frequently hear that they were most relieved to skip home showings, open houses and all the prep work. This is one of the most significant benefits of selling direct to Offerpad and the one that defines our Offerpad EXPRESS solution. Selling to Offerpad means cutting out all the cumbersome and frustrating steps in selling your home and getting to the good part – closing and moving on to your next adventure! The convenience and stress-savings this is for home sellers is unmatched anywhere else – and during these questionable times, certainty goes a long way.
2. Deep Cleaning (or even normal cleaning)
The brunt of the work when preparing for a traditional listing is cleaning the home fully – after all, people viewing pictures and video, and especially those walking through, want to feel like it’s a new, fresh start for them. So, this means, as a traditional seller, you’d have your work cut out for you – especially if you’ve lived in the home for much time. You can either get to scrubbing or pay people to do it… or just skip all this and list and sell your home with Offerpad through our superior Offerpad FLEX listing services!
Carpet Cleaning – A very sanitary and refreshing outcome – carpet cleaners do great work! But it’s not necessarily an easy process. You have to move your furniture off the carpets for at least 24 hours so the cleaner can hit baseboard to baseboard. And depending on how big your house is, having your carpets cleaned can cost you a few hundred dollars, more if you need ‘pet treatment’ to remove stains and odors. Using a DIY carpet cleaning device is an option but it, too, would cost you money and time.
Cleaning your walls – Similar to your carpets, cleanliness just seems to slowly and subtly fade with time. Even with white walls, you may not realize day–to–day that they and baseboards, light switches, cabinets, doors and doorknobs aren’t quite what they used to be. But, would-be buyers will! Especially if you’ve had children and pets in your home over years, there will be work to do. We love kids and pets!… but you get it. 😊
Cleaning driveways, garages and patios – If you have oil stains on your driveway, curb appeal already takes a hit, and that first impression factor is crucial. If you’ve tried to clean this before, you know it takes some serious work and even then, the odds are against you that you can get it all up on your own. Anything similar in the garage or on side or rear cement slabs will also need attention because traditional home viewers will notice.
These are just some of the more common things that you can usually live with for some time but will for sure need to be addressed ahead of a traditional listing. And don’t forget the other routine cleaning chores that you’d have to take care of to a near-professional level – and keep that way throughout the home viewing and open house phase. Things like bathrooms, toilets, tubs, tile and grout, dust on all the tiny places including windowsills and blinds, and the kitchen, including the stove range and oven would all be seen and need to be spotless for a successful traditional sale.
Side note: If you want to list your home on the open market, we can help you with that too. Check out our FLEX Home Listing Option – it’s nothing like traditional, and you still won’t have to prep your home with deep cleaning – we’ve got that covered for you!”
3. Home Updates and Costly Repairs
Ah, the list of minor home repairs that seems to keep growing and, by now, has surely added up to a pricey hardware store visit and a few weekends of work.
Even some of the most apt DIY home maintenance and repair people can get behind on small fixes around the house until they begin the traditional home listing process and it’s time to get it all done at once. Just like in cleaning, all these items will be noticed by potential buyers who will want everything in the house in top condition, or else greater concessions so they can take care of them all before moving in. These seemingly simple things can cost a lot in time or money or headaches, and in many cases, in all three.
If your home has been well maintained throughout years or decades, instead of repairs, you may need to make updates to attract buyers. New appliances, flooring, counters can be some expensive ones that you might not have immediate funds available for before cashing in on the sale of the home. Ironic, but often the case.
4. Landscaping
As mentioned before, curb appeal is a big deal for traditional home buyers. If you’re going to list your house and try to get people to view your listing, the first thing they’ll see is the view from the front. Whether they drive by or find pictures online, your front yard landscaping will be on full display from the get-go. No matter what kind of yard you have, you’ll need it to be ready to impress throughout your listing. So, again, this means spending time, spending money, or both in order to present your house in the best way possible in a traditional listing.
Don’t forget – there will also be pictures of the backyard and open house attendees will definitely look out those back windows or step outside to investigate more closely.
5. Locking Up Your Pets
Last, but certainly not least: our best friends. Doing all the above leaves seriously less time for you with your pet. To be honest, your pet could even take away from your hard effort if you were planning to DIY those things. If they don’t have to go away during the home listing preparation phase, they will for sure have to find a place to be during showings and open houses. So, pet hotel or you’re spending a long time at the park with Beansy the Dog. Hopefully cats, birds, reptiles and other pet pals are a little easier to manage during the showing phase.
As a pet owner, you probably know that moving is known to be one of the most stressful times for pets. Unfortunately, you’ll have to add to that sending them away during prep, showings, and open houses if you plan to list your home for a traditional sale.
