At Offerpad, you’re in control when it comes to addressing home repairs. Choose from several convenient options when addressing key repairs required to sell your home. Whether you want to manage things yourselves or have us take the burden off your hands, we’ll follow your lead.
9 out of 10 sellers that receive repair requests proceed with their transaction at Offerpad. In most cases, our sellers elect to issue us credit in lieu of handling repairs themselves, saving them time and sparing them the hassle of out-of-pocket expenses. You have the freedom to manage the repairs yourself with a licensed contractor. Lastly, if the repair request cannot be agreed upon, Offerpad will work with you to provide another solution. Our mission is to provide you the best way to buy and sell a home.
We’re on the same team when it comes to selling your home. The efficiency and convenience you value are among our top priorities, so we don’t nickel and dime you with repair requests and slow things down—in fact, we don’t profit from repairs whatsoever. If issues arise over the course of your free home inspection, you have flexible options to address them. If you elect to issue a repair credit to Offerpad, we’ll only charge what it would cost for us to manage the repair at-cost. You can actually save money here—due to the high volume of homes we purchase and vendor relationships, we’re typically able to manage repairs at a significant discount.

Did you know? Not all cash buyers are equal.
Offerpad has purchased hundreds of homes from local cash buyers all over the country. That’s right! After they buy a home (or right after they put it under contract), they turnaround and ask Offerpad to buy the house. This means the seller has potentially lost thousands of dollars with this middleman approach. If you are considering any other cash buyer, first ask them how many homes they’ve purchased in your market with their own cash and not assigning your contract to another organization. And, please don’t fall for scare tactics that Offerpad will cancel on you last minute or ask for unrealistic repairs. We encourage you to give us the opportunity to finalize the inspection (typically less than 10 days). Following the home inspection, you’ll always have an opportunity to review our findings. Upon agreeing to the inspection results (both you and Offerpad), you’ll be officially ready to close on your scheduled date.
